Secure Your Island Getaway at Menemsha Inn & Cottages!

Menemsha Inn & Cottages is unique and authentic. Our inn buildings and cottages are tucked across a working farm because that’s how Dewolf Thompson began it all in 1923. Our land rolls from the hill above the fishing port to the waters edge at Menemsha Beach. It is a close to nature experience and is not for everyone. We are one of the last dry towns in Massachusetts. So If you looking for nightlife the Down Island Towns-Edgartown and OB are much better choices. We have a variety of lodging options so if you have any questions please don’t hesitate to contact our friendly staff.

To hold your spot and confirm your reservation, we require a 50% deposit at the time of booking. This applies to all reservations, no matter the length of your stay. We accept payments conveniently by credit card.

Once we receive your deposit, we’ll send you a confirmation email with all the details.

Need to make changes? You can modify your reservation up to 30 days before your arrival. However, please note that once you make changes, your deposit becomes non-refundable.

To ensure a smooth transition, please submit any desired changes at least 72 hours before your check-in time. We’ll do our best to accommodate your requests based on availability.

Cancellation Policy

We understand that plans change, but as a seasonal and family-owned island property, each reservation contributes significantly to creating amazing experiences for our guests and cancellations have an enormous impact on us.  To ensure a smooth season for everyone, we kindly ask you to review our cancellation policy listed below carefully. 

To give you peace of mind and protect your investment, we recommend considering travel insurance. This can help cover unexpected cancellations due to unforeseen circumstances.

All cancellations will incur a 10% service fee of the reservation total.

Flexible Stays & Planning:

We understand that plans change, so we offer flexible cancellation options:

  • Refund: Cancel or modify your reservation with more than 30 days’ notice to receive a refund of your deposit minus service fee.
  • Future stay credit: Cancel within 30 days of arrival, and your deposit becomes a credit (minus service fee) for a future stay within 1 year (deadline stays the same).
  • 72-hour limit: Changes to your reservation are no longer possible within 72 hours of arrival. This is when your full reservation amount is charged.

Missed Stays & Refunds:

  • Unfortunately, missed days (late arrivals or early departures) are considered canceled and remain fully charged.
  • Refunds for eligible cancellations will be processed within 30 days using your original payment method.

Island Transportation:

  • Remember, Martha’s Vineyard is an island, and your transportation to and from is your responsibility.
  • If island-wide transportation is canceled, we offer a credit for the affected night only. Once transportation resumes, we expect guests to arrive for the remaining reservation.

Travel Issues & Severe Weather:

  • We cannot offer credits or refunds for personal issues, travel disruptions, or unforeseen circumstances beyond our policy deadlines.
  • In case of extreme weather like hurricanes, we assess the situation and determine credits or refunds after the storm has passed.

RATES: All rates are quoted in US dollars not including tax. Rates may increase without notice. Rates as advertised on Menemshainn.com website or any other website or promotional material are subject to change at any time and may increase or decrease at the hotel’s discretion. Once your booking is confirmed with a deposit the rate is locked in and shall not change.

FREE WiFi ACCESS: Access to our WiFi is free for our registered guests. The hotel WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the room’s location, the status of our WiFi-equipment, and interference from other local wireless signals. The Inns at Menemsha assumes no liability for guest use.

CHILDREN: As the parents, guardians, or chaperones of children aged 12 and under, you are personally and legally responsible for, and must supervise them at all times. For safety reasons, please do not leave children unattended in guest rooms or allow them to roam the hotel property unsupervised.

At the Inns at Menemsha we understand that accidents happen. If something has been broken during your stay please let us know as soon as possible so we can address the issue.  

If the damage is so severe that it puts the room out of commission for days or weeks in order to make repairs, we reserve the right to charge for each night the room could otherwise be occupied. In the event that damages or irresponsible behavior disturbed or displaced other guests, you may be charged for disrupting their stay as they may be entitled to discounts and refunds.

DAMAGE TO ROOM or HOTEL PROPERTY: You are liable for any damage howsoever caused (whether by deliberate, negligent, or reckless act) to the room(s), hotel’s premises, or property caused by you or any person in your party, whether or not staying at the hotel during your stay.  Damage to rooms, hotel’s premises or property, fixtures, furnishing and equipment including the removal of electronic equipment, towels, artwork, etc. will be charged at 150% of full and new replacement value plus any shipping and handling charges. Any damage to hotel property, whether accidental or wilful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. 

RIGHT TO REFUSE SERVICE: The Inns at Menemsha  is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. The Inns at Menemsha has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by Massachusetts Law and the owners for the operation and management of the hotel. The Inns at Menemsha will refuse service or evict a guest: for refusal or failure to pay for accommodations; is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times; seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of room; refuses to abide by the reasonable standards or policies established by The Inns at Menemsha for the operation and management of our hotel.

PARKING AT OWN RISK: All vehicles are parked at the risk of the owner. The Inns at Menemsha shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked near the hotel property.

CANDLE, INCENSE, ESSENTIAL OILS: Vapes, candles, incense, essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, and the guest may be evicted with no refunds.

Guests and vendors who fail to abide by our policy may be asked to leave the hotel premises, are subject to trespass and may be subject to further legal action. Exempted from this policy are law enforcement officers and designated military personnel who are on-duty and required to carry firearms in the performance of their duties. No exemption to this policy is allowed for private persons, even those licensed and permitted to carry a firearm openly or concealed under local, state, or federal law, are exempt from this policy.

The Inns at Menemsha does not accept liability for any errors and/or omissions and reserves the right to change the information published at any time and without notice.

CHANGES & MODIFICATION TO THE HOTEL POLICY / HOUSE RULES: The Inns at Menemsha reserves the right to amend, modify, change, cancel, vary, or add to these Hotel Policies / House Rules or the arrangements and content featured on our Hotel website at any time without prior notice. Please check our website regularly for updates to Hotel Policies / House Rules. Any modification to these Hotel Policies / House Rules that occurs before your departure is considered a part of your reservations agreement with us. A copy of these Policies is available from the Front Desk staff upon request.

Bringing your furry friend? 

We’re happy to accommodate, but here are some important details to ensure a smooth stay for everyone.  Here’s what you need to know:

Pet-friendly policies:

  • Call or email: Please let us know in advance if you’re bringing your pet, as not all rooms are pet-friendly.
  • One pet per stay: We kindly limit one pet per reservation.
  • Pet fees: $50 per pet, per night applies.
  • Pet-free zones: Pets are not allowed in indoor public spaces at our property.
  • Stay informed: Island beaches have varying pet regulations, so please research beforehand.  Most restrict pets.
  • Leash it up: Safety first! Keep your pet on a leash whenever outdoors.
  • Clean up after your pup: Leave no paw prints (except happy memories)!
  • Alone time is no fun: Pets cannot be left unattended in guest accommodations.
  • Room service with a twist: We cannot service your room while your pet is inside. Let the front desk know if you need service when your furry friend is out exploring.
