Carriage House
The Carriage House is an ideal setting for a family gathering or a couple’s retreat, with six individually-rented rooms overlooking the water.
Each private room features a king bed and a pullout couch, and all are centered around the shared Eisenstadt great room, complete with a large fieldstone fireplace.
From the deck of your private room, you can relax and take in the spectacular sunsets over Vineyard Sound.
This building is pet free.
Tea House
Six of our upper-level rooms feature private balconies, perfect for taking in our famous ocean sunsets.
Traveling with a small two- or four-legged family member? Our convenient garden-level rooms are an ideal choice. Each one has a porch with a step-out directly onto our beautiful property.
All rooms are designed for comfort, with a mix of five queen beds and four king beds available and are all pet-friendly.
Mainstay
Mainstay is a charming two-bedroom, two-bath suite that occupies the entire second floor of the original Menemsha Inn farmhouse.
This spacious suite features a full kitchen and a comfortable living room, providing all the comforts of home for a truly effortless Menemsha experience. From each room, you can take in the stunning sunsets, and the king-size bedroom has its own private balcony.

Cottages
Your Martha’s Vineyard Cottage
Discover your ideal escape at one of our twelve charming, pet-friendly cottages on Martha’s Vineyard. Offering a mix of one-bedroom cottages, two-story cottages, and our coveted two-bedroom Forecastle Cottage, each retreat combines character with stunning views.
Guests enjoy access to Menemsha Beach, as well as a pass to choose one of Chilmark’s exclusive private beaches—Lucy Vincent or Squibnocket.
Enhance your stay with our on-site amenities, including a continental breakfast, canteen, fitness center, tennis court with a pickleball net, basketball hoop, horseshoes, cornhole, croquet, and ping-pong.
Classic One-Story Cottage
Imagine your own private haven nestled in nature: eight one-story, pet-friendly cottages designed for comfort and connection. Each one-bedroom, one-bath “tiny house” features a fully equipped kitchen, a cozy living room, sleeper sofa, and flat-screen TV. On the water side, you’ll enjoy both a screened porch and a sun deck, perfect for relaxing indoors or out.
Seven of the cottages—Driftwood, Beach Plum, Bayberry, Topside, Sandpiper, Dittybox, and Pilot House—offer fireplaces, outdoor showers, screened porch and a sun deck, perfect for relaxing indoors or out and ocean views. Periwinkle is the exception, with a garden view and no fireplace, sundeck or outdoor shower, but still provides the same warmth and charm.

Two-Story Cottage
Choose from our three charming, two-story cottages: Lookout, Bell Buoy, and Plum Duff.
On the ground floor of each, you’ll find a full kitchen, a cozy living room with a fireplace, a sleeper sofa, and a flat-screen TV. The living area opens directly onto a screened-in porch, where you can breathe in the sea air and soak in the beauty of nature.
Upstairs, a private bedroom and bath await, leading out to an open deck.
While all three cottages share these wonderful amenities, each has its own unique features to fit your needs:
Plum Duff: Our most fully-equipped cottage, complete with a full washer and dryer.
Lookout: Features the convenience of a dishwasher, but does not have a washer or dryer.
Bell Buoy: This cottage provides a simple and relaxing escape, without a dishwasher or a washer and dryer.
All cottages are pet-friendly.
Two-Bedroom Cottage
Forecastle Cottage is our most sought-after cottages—a spacious, pet-friendly two-bedroom h with breathtaking water and sunset views. The primary bedroom features a king-size bed, the second bedroom offers two twin beds, and the cottage includes one full bathroom, making it ideal for families or small groups.
Its layout includes a living room with a pull-out sofa and wood-burning fireplace, a fully equipped kitchen, and an outdoor deck complete with a gas grill and Adirondack chairs. Two screened porches and a private outdoor shower bring the island lifestyle right to your doorstep.
From here, stroll down the path to Menemsha Beach, or use your included pass to your choice of Chilmark’s world-renowned private beaches—Lucy Vincent or Squibnocket.

Ruth’s House
Built in 1955 by Menemsha Inn founder DeWolf Thompson for his daughter, Ruth, this pet-friendly, tri-level home is a unique retreat.
With three bedrooms, 1 1/2 baths, and a game room downstairs, the house offers a comfortable stay for your group. The living room opens to a spacious deck, offering ample room for guests.
From the deck, you can enjoy stunning views while watching the sun set into Vineyard Sound.
Shell House
Shell House is a spacious, two-story, three-bedroom, two-and-a-half-bathroom and pet-friendly home.
The ground floor features an open-concept kitchen, dining, and living area with a beautiful shell fireplace and a half bath. This level also includes a king bedroom suite with a full bath and an expansive deck that overlooks the tennis court.
Upstairs, you’ll find two additional bedrooms—one with a queen bed and the other with two twin beds—along with a full bathroom.
